About Zlar
Zlar is condominium management software for Portugal, Spain, and Italy. Property administrators manage condominiums, units, owners, quotas, expenses, budgets, meetings, banking reconciliation, and owner communications in one place, and owners get a self-service portal for payments, documents, and maintenance requests.
Who Zlar is for
- Professional condominium administrators managing one or more buildings.
- Self-managed condominiums where an owner or elected representative keeps the accounts.
- Accountants who need read access to a portfolio's books, through a dedicated role.
Zlar is not built for residential lettings, short-term rentals, or commercial facilities management, and it does not replace a company's own bookkeeping software.
Built for each country's rules
Tax, IBAN, and legal rules are country-specific by design. In Portugal, Zlar handles NIF validation, permilagem expense allocation, SAF-T exports, and IVA rates for the mainland, Madeira, and the Azores. In Spain, it supports Modelo 347 and Modelo 184 reporting. In Italy, it covers ritenuta d'acconto, F24, CU, and 770 reporting. Meetings run end to end, from convocation and quorum to voting and a signed set of minutes.
How Zlar runs
The application runs on Cloudflare Workers with a Neon PostgreSQL database. The in-app AI assistant runs on Cloudflare Workers AI, so assistant conversations are not sent to an external model provider. The interface is available in English, Portuguese, Spanish, and Italian. Professional plans and above can connect their own tools through a read-only REST API and an MCP server.
